WithCoverage expands NYC HQ with 200 Varick Street lease
The AI insurance technology firm plans to invest $25 million in research and development in New York City over the next five years.
WithCoverage, an artificial intelligence-powered insurance technology company, is subleasing space at 200 Varick Street in Hudson Square as it expands its headquarters presence in New York City, according to Commercial Observer. The company will take 17,663 square feet in the building, adding to its existing offices at 25 East 21st Street.
Gov. Kathy Hochul highlighted the expected economic impact of the deal in a Wednesday announcement, including the creation of 205 new jobs. Hochul also said WithCoverage plans to invest $25 million in research and development operations in New York City over the next five years.
Commercial Observer reports that GFP Real Estate did not immediately disclose the lease length or asking rent. It noted that the average office asking rent in Midtown South was $85.73 per square foot in the second quarter of 2026, citing CBRE.
The report adds that Manhattan office leasing velocity rose 22% from June to July, and 28.4% year-over-year from July 2025, according to Colliers data. Other tenants at 200 Varick include Chelsea Piers Management, which took 48,833 square feet on the ground floor in October 2025, and Architectural Partnership Atelier, which expanded to 5,130 square feet.
