Happy Corner Hospitality leases 2,500 sq ft for Yalla Motek in NoMad

The NoMad site at 1147 Broadway will be Yalla Motek’s first New York City location and its second in the United States after a launch in Aventura, Florida in 2022.

Happy Corner Hospitality has signed a lease for an offshoot of its Motek concept in Manhattan’s NoMad neighborhood, taking 2,500 square feet at 1147 Broadway, Commercial Observer reported. The new Mediterranean street-food chain, known as Yalla Motek, will mark its first location in New York City and its second in the U.S., following an opening in Aventura, Florida in 2022. The outlet noted Happy Corner did not immediately disclose the asking rent, lease term, or the brokers involved.

Commercial Observer also said the brand’s outlook includes planned expansion in New York, with the company targeting five locations in the city and a longer-term vision of growing to 20 locations over the next three years. Happy Corner founder Charlie Levy said New York is the right market to introduce the brand, citing the city’s energy and diversity.

Motek already operates four locations in New York City, with its most recent lease at 184 Bleecker Street in Greenwich Village agreed in November 2025. The outlet added that Carolina Aziz of KSR previously represented the Israels and Motek in related deals, including work on the 184 Bleecker lease.
