Quantum computing infrastructure is outpacing real estate needs

A JLL report says quantum real estate could expand beyond university campuses as the private sector takes on a larger role over the next decade.

Quantum computing infrastructure is growing faster than the real estate needed to support it, according to JLL’s “Future of Quantum Real Estate” report, with the firm highlighting how specialized physical space is becoming a new planning requirement for the technology.

JLL said much of today’s quantum space and infrastructure is concentrated on university campuses, while the private sector is expected to play a larger role over the next decade. The report frames quantum real estate as facilities that support research, fabrication, and deployment of quantum computing systems, which can require setups that differ from conventional data centers.

JLL identified more than 240 quantum facilities across nine asset types and 35 countries. The company noted that quantum installations may need complex configurations such as “room within a room” setups, including dilution refrigerators, vibration isolation, and electromagnetic shielding, plus low-latency fiber connections to the classical computing stack that includes software, networks, and data storage.

Higher education institutions currently anchor most quantum ecosystems because they bring together specialized talent, government funding, corporate partnerships, and research capabilities, creating what JLL describes as self-reinforcing clusters. The report also lists multiple quantum technology modalities, including trapped-ion, superconducting, and photonic systems, which can drive different infrastructure requirements.
