College House expands student housing analytics with Green Street data

The expanded platform adds Green Street estimates for key metrics, including cap rates, occupancy, and supply, plus University Grades for about 180 U.S. schools.

College House, a data and analytics provider focused on the U.S. student housing sector, has expanded access for investors and operators to analytics firm Green Street’s investment analytics. The platform update launched on Tuesday, a little more than a year after Green Street acquired College House in 2025, Commercial Observer reported.

The announcement comes as Green Street’s 2026 student housing report points to a cooling period in the market. Asset values have declined on rising cap rates, and revenue growth is expected to average about 2 percent over the next two years.

College House users can now use Green Street estimates tailored to student housing within the platform, with metrics such as cap rates, risk-adjusted return estimates, occupancy, and supply. The update also introduced a proprietary scoring framework, University Grades, intended to identify long-term rent growth potential for nearly 180 U.S. schools.

Green Street and College House positioned the integration as a way to combine research and valuation tools with College House data. In a statement, Andrew McCulloch, Green Street’s chief analytics officer, said the integration was designed to give student housing investors a more complete toolkit to allocate capital effectively.
