SecurityScorecard renews Midtown office lease for 8,475 sq ft

The five-year renewal keeps the firm in 1140 Avenue of the Americas, where average Midtown asking rent in Q2 2026 was $86.18 per square foot, according to CBRE.

Commercial Observer reports that cybersecurity risk management firm SecurityScorecard has renewed its Midtown office lease for 8,475 square feet at 1140 Avenue of the Americas. The company signed a five-year renewal and has occupied the space since 2023, with the deal handled by JLL on the tenant side.

The asking rent for the renewal was not disclosed, but Commercial Observer cites CBRE data showing average Midtown office asking rent in the second quarter of 2026 was $86.18 per square foot. SecurityScorecard said the renewal reflects its long-term commitment to the city and its continued growth.

Commercial Observer adds that the lease team included JLL’s Valentin Stobetsky, while Cushman & Wakefield handled landlord representation. The landlord, American Strategic Investment Company, also known as American Realty Capital New York City REIT or New York City REIT, previously arranged a lease at the same tower for Epic Insurance in February, when Epic took 25,500 square feet.

In statements shared with Commercial Observer, SecurityScorecard’s CEO Aleksandr Yampolskiy pointed to momentum as organizations increasingly rely on its platform to manage cyber risk, while JLL highlighted the building’s Midtown location, transit access, and the space’s full-floor layout with a private outdoor terrace.
