Brigade Enterprises targets ₹9,000 crore pre-sales in FY27 amid weaker Q1

The Bengaluru developer’s Q1FY27 pre-sales slipped 5% year-on-year and 58% sequentially to ₹1,061 crore, even as it raised average price realization 22% to ₹14,338 per square foot.

Brigade Enterprises reiterated its FY27 goal to grow pre-sales by 20%, targeting ₹9,000 crore, while planning residential project launches totaling about 12 million square feet over the next year. The company also said it expects to scale its leasing portfolio to 10 msf over the next four to five years, supported by about ₹6,000 crore of capital expenditure.

LiveMint Markets reported Brigade’s Q1FY27 performance was weaker on volume, with pre-sales and bookings falling 5% year-on-year and 58% sequentially to ₹1,061 crore. Volumes in the quarter were 0.74 msf sold, and the company said no residential projects were launched, so pre-sales were driven by existing projects.

In terms of geography, Bengaluru accounted for 58% of pre-sales, followed by Chennai and Hyderabad, according to LiveMint Markets. Average price realization rose 22% year-on-year to ₹14,338 per square foot, helped by price hikes in existing projects and a shift toward higher-value offerings.

Collections rose 7% year-on-year but declined sequentially to ₹1,856 crore, the outlet added. Brigade said it is banking on timely launches, including Brigade Misty Greens in Mysuru in July, with other likely Q2 launches including Phase 2 of Brigade Neopolis in Hyderabad and a senior living project within Brigade Meadows. On land for residential development, it invested ₹2,400 crore for 2.7 msf, mainly in Hyderabad, and it aims to ramp up its annuity business alongside the leasing expansion.
