Medical outpatient building investment sales rise in H1 2026

Medical outpatient building investment sales accelerated in the first half of 2026 as capital markets improved and lenders became more willing to finance the sector, according to Cushman & Wakefield, via ConnectCRE.
MOB transaction volume reached $6.7 billion in H1 2026, up 21% year over year, and portfolio activity rose to more than $2.6 billion, with the portfolio premium widening to 100 basis points over single-asset cap rates.
Cushman & Wakefield said MOB cap rates declined 35 basis points year over year to 6.8%, and average asset pricing reached $368 per square foot in Q2 2026.
Citing improved debt-market liquidity, rising portfolio demand, and steady rent growth with high occupancy, Sandy Romero of Cushman & Wakefield said MOBs appear positioned to attract institutional investment through the balance of 2026.
