Unlock MLS to require commercial licensing for platform brokerages

Starting Sept. 15, 2026, platform brokerages will pay a data-feed fee tied to how they use listing information, while other participant types are expected to see little day-to-day change.

Unlock MLS, an Austin-based MLS, is changing how it defines an MLS participant as more firms use listing data for lead generation platforms and AI. The update splits participants into three categories based on how they use the MLS data, with different rules for access and licensing.

Beginning Sept. 15, 2026, participants in the Platform Brokerage category will need to commercially license the Unlock MLS listing data feed and pay a fee based on their use. Unlock MLS said the licensing terms will reflect how the participant uses the feed, and that the fee will cover the cost of administering access, acting as a stand-in for the data contribution the category is not making.

Unlock MLS said brokerages in general will pay something under its revised model, but only Platform Brokerages will pay an “actual fee” for the feed. The MLS said its prior participant rules did not clearly distinguish different types of data use as MLS adoption expanded.

According to a statement cited by HousingWire, the company designed the update to create clearer and more consistent structure for MLS data access, licensing, and ongoing compliance, while protecting the value subscribers create. Unlock MLS said most participants should experience little or no day-to-day operational change.
