Aberdeen seeks approval to merge funds into £700M global real estate vehicle
The proposed hybrid fund would pair direct property holdings with an allocation to global listed real estate shares to help manage liquidity.
Bisnow reports that Aberdeen Investments is seeking approval to combine two existing real estate vehicles into a single global hybrid fund with an intended size of £700 million.
The new structure would merge the Abrdn Real Estate Fund and the Abrdn Real Estate Feeder Fund with the Abrdn Global Real Estate Fund. The fund would invest in both direct properties and global listed real estate shares, a setup Aberdeen says is intended to improve liquidity management compared with property-only approaches.
Aberdeen said the Abrdn Real Estate Fund had £522 million in assets at the end of June, with direct holdings split across industrial (50%), offices (29%), and retail (12%), plus a remainder in other alternative asset classes. The Abrdn Global Real Estate Fund had £229 million in assets at the end of June, with major holdings including an office in Jersey and industrial assets in the Netherlands and the U.S.
In a statement, Aberdeen Global Head of Real Estate Anne Breen said the merged approach would provide investors access to a wider opportunity set across global property markets and create a more streamlined, scalable platform aimed at long term growth and income.
