Citadel Care Centers starts $50.9M nursing facility near Aventura
The four-story project will be built on a 3.2-acre site and includes a parking garage.
Citadel Care Centers broke ground on a planned skilled nursing facility in North Miami Beach, Florida, after securing a $50.9 million loan, according to Commercial Observer. The financing from PNC Bank will fund development on a 3.2-acre block at 1875 and 1800 Northeast 167th Street, adjacent to Northeast 19th Avenue, about three miles south of Aventura. The project is set to rise four stories and include a parking garage.
The report says it is unclear whether the existing 50,088-square-foot Aventura Plaza Rehabilitation and Nursing Center, located on about half the parcel, will remain. Commercial Observer also points to rising demand signals, citing Colliers expectations that Florida’s senior population will grow about 4 percent annually through 2030. It adds that senior housing occupancy stabilized to just over 90 percent in the first quarter of 2026, up from roughly 80 percent five years earlier, and notes recent regional deals including PGIM Real Estate’s sale in Delray Beach and Healthpeak Properties’ purchase in Boynton Beach.
