Circle Wellness seeks Denver permit for 5,160 SF spa at Greyhound site

The proposed spa would reuse the former Greyhound maintenance property at 2450 Curtis St., adding nine private spa circuits with saunas, hot and cold plunge areas, and shared garden courtyards.

Circle Wellness has submitted concept plans to Denver to open an urban thermal wellness spa in the Five Points neighborhood at 2450 Curtis St., a former Greyhound maintenance property. The company’s proposal calls for a 5,160 SF facility on the vacant, fenced site that spans just under an acre, with the project focused on converting the space into garden courtyards and spa amenities.

According to plans filed with the city, Circle Wellness would create nine private, self contained “spa circuits.” Each circuit is described as having a sauna, shower, resting area, and hot and cold plunge features that open to a courtyard, and the company says it has offered a similar wellness format in Vancouver since 2023.

The site previously drew other proposals, including demolishing the existing structure and replacing it with a three story, 104 unit apartment complex, but those plans did not move forward. Denver approved demolition of the nearly 21,000 SF on site building in 2023, according to local business coverage cited in the story, while Circle Wellness is advancing its spa concept this month.

Beyond the spa filing, the same update also notes several other Denver area real estate developments, including a sale of an 11 building Fort Collins campus totaling 226,000 SF for $42M, and leadership and acquisition moves involving regional real estate companies.
