IRG buys 423K-SF St. Paul distribution facility for $21 million
The 422,727-square-foot property spans 19 acres and includes 36 dock-high doors, two drive-in doors, and a 110-foot truck court.
Industrial Realty Group, LLC, or IRG, has acquired a 422,727-square-foot industrial distribution facility at 411 Farwell Avenue in South St. Paul, Minnesota, for $21 million, according to ConnectCRE.
The facility is on 19 acres in an established industrial corridor and is configured for cross-dock distribution operations, with approximately 392,727 square feet of warehouse space and 30,000 square feet of office space.
ConnectCRE said the site offers cross-dock loading on three sides, 36 dock-high doors, two drive-in doors, a 110-foot truck court, and a 22-foot clear height, along with substantial employee parking.
JLL’s Chris Hickok, Dan Larew, and Jack Nei are overseeing leasing, and the property is about two minutes from Interstate 494 with access to the Minneapolis-St. Paul interstate network and proximity to both downtown St. Paul and Minneapolis-St. Paul International Airport.
