Crow Holdings advances $3.25B target for new multifamily and industrial fund

The Dallas-based firm says it has already secured $1.1B from 49 investors in Crow Holdings Realty Partners XI LP.

Crow Holdings is raising nearly $1.1B for its new fund, Crow Holdings Realty Partners XI LP, with a $3.25B target focused on multifamily and industrial real estate, according to a Securities and Exchange Commission filing cited by Bisnow.

The firm said it is already about one-third of the way to its goal, supported by 49 investors, and the fund has been sold through brokers across the U.S., Canada, Hong Kong, South Korea, Israel, Japan, Chile, and Germany.

Bisnow reports that if the XI LP fund reaches its target, it would be the largest capital raise in Crow Holdings’ history, surpassing its Realty Partners X LP fund, which closed in 2024 at $3.1B.

The story also notes that Crow Holdings received $600M in equity capital at the beginning of 2024, which would raise its potential total to $3.7B, and that the fund launch comes as commercial real estate fundraising has improved since 2021, with S&P Global data showing global private real estate funds up 13% in 2025 versus 2024.
