Terreno Realty sells 113,000-square-foot Miami warehouse for $21.3M
The distribution building at 7600 Northwest 26th Street is 100 percent leased to AerSale, and the deal produced an 11.1 percent unleveraged internal rate of return for Terreno.
Terreno Realty has sold a 113,000-square-foot industrial property west of Miami International Airport for $21.3 million, according to a deed made public this week, Commercial Observer reports.
The asset, located at 7600 Northwest 26th Street, spans 3.4 acres and was bought by an affiliate of Dallas-based Dalfen Industrial, records show. The previous sale price for the property was $12.1 million in 2012.
Terreno said in a news release that the distribution building is 100 percent leased to an unnamed tenant, and AerSale, a seller of airplanes, engines and landing gear, reports on its website that it occupies the space.
The company said the transaction generated an unleveraged internal rate of return of 11.1 percent. Terreno also noted it has been active in Miami industrial transactions, including paying $196 million in 2025 for a distribution complex in Doral, and Dalfen Industrial said it owns more than 200 industrial properties nationally.
