MBK sells Anaheim Zia apartments to TA Realty for $147.5M

The deal values the 315-unit complex at about $468,000 per unit, above Orange County’s Q2 2026 median year-to-date sale price of roughly $326,000 per unit.

MBK Rental Living has sold its 2-year-old Zia apartment complex in Anaheim, California, to Boston-based TA Realty for $147.5 million, according to Bisnow.

The five-story property at 1600 W. Lincoln Ave. has 315 units and opened in September 2024, offering studios as well as one-, two- and three-bedroom apartments ranging from approximately 600 square feet to 1,900 square feet.

The transaction works out to roughly $468,000 per unit, which Bisnow notes is well above Orange County’s median sale price year-to-date of about $326,000 per unit, a 6.0% increase versus the same period in 2025.

Bisnow also said the complex was developed as a joint venture between MBK Rental Living and Haseko Corp., and that Orange County’s multifamily vacancy rate stayed steady at 4.6% in the second quarter, unchanged from Q1 2026, citing Northmarq.
