Shorenstein buys 300,000-square-foot Dallas office tower
The Preston Center property is 93% leased, has an approximately 6.6-year weighted-average lease term, and follows Shorenstein’s fourth Dallas office acquisition in two years.
Shorenstein Investment Advisers has acquired Sherry Lane Place, a 300,000-square-foot Class AA office tower in the Preston Center submarket of Dallas, Texas, ConnectCRE reports.
The 20-story property was recently renovated, including upgrades to conference facilities, a tenant lounge, a café, and a fitness center. As of closing, it is 93% leased to institutional tenants, with a weighted-average lease term of approximately 6.6 years.
After the purchase, Shorenstein plans to add wellness amenities and a bar lounge, enhance the lobby, and upgrade outdoor seating areas.
ConnectCRE also notes that since June 2024, Shorenstein has acquired 13 office properties totaling approximately $2 billion, and that those acquisitions have produced an average distribution yield of 8% as of June 2026.
