Distyl AI expands Manhattan office footprint at 135 Madison Avenue
The AI software company leased the entire ninth floor, increasing its total space at the building to 30,076 square feet, with both leases running through January 2028.
Distyl AI has expanded its New York City office at 135 Madison Avenue in Manhattan’s NoMad neighborhood, Commercial Observer reports. The artificial intelligence powered developer of operating systems for large companies leased the entire ninth floor, adding to its existing space in the building.
According to the report, Distyl AI arrived at the 13 story property in December 2025 and initially took 15,038 square feet across the entire 10th floor. The recent expansion brings the company’s total footprint at 135 Madison Avenue to 30,076 square feet.
The same coverage says the asking rent for the expanded lease was $55 per square foot, and both the original and additional leases run through January 2028. Koeppel Rosen’s Max Koeppel represented the Rosen family in the transaction, while Newmark’s Justin Pollner and Steven Rotter negotiated for Distyl AI.
Commercial Observer also notes 135 Madison Avenue is home to other technology and coworking related tenants, including Courier Health, WeWork, Demand Growth Digital, Mobikasa, and Blender Workspace. A Distyl AI spokesperson did not immediately respond to requests for comment.
