Homebuilders urged to build consumer experience as land loses its edge
HousingWire frames the shift as a move from land-focused advantages to clean-tech offerings, retail design centers, and financing that is tied to payment.
HousingWire argues that as more land development shifts to options and land banks, large homebuilders face a new differentiation problem, because builders can start to look interchangeable when land is no longer the moat.
The article, which notes author Scott Finfer is a Texas-based land developer and former KB Home division land executive, says the industry may need a parallel clean tech stack and “payment-first” product design. It also points to retail design studios and a client experience model as ways to make the builder’s offer more compelling.
HousingWire adds that the operating technology stack used by builders has historically been built for acquiring land, buying materials, scheduling construction, managing inventory, reporting results, and closing homes efficiently, rather than for creating a modern consumer experience.
The piece warns that trying to modernize legacy technology all at once can turn modernization into a complex integration and migration effort, since the existing system can end up dictating the design of the new one.
