Efficient office buildings cost 43% to 75% less to operate, JLL says
The reported operating-cost gap equated to $1.58 to $5.13 per square foot annually between the most and least efficient offices across seven global markets.
Commercial real estate operators are increasingly treating energy efficiency as a core part of the operating budget, with a recent JLL article cited by ConnectCRE highlighting large differences in annual costs between efficient and inefficient office buildings.
According to the JLL analysis referenced by ConnectCRE, the most efficient office buildings in seven global markets cost 43% to 75% less to operate annually than the least efficient buildings in the same cities.
That cost gap translated into estimated savings of $1.58 to $5.13 per square foot, the report said, as rising electricity costs and tighter regulations make efficiency more financially urgent.
ConnectCRE also noted that constraints around power availability are increasing the importance of the operating-cost difference for both owners and occupiers.
