Homebuilders face tougher land math as costs and timelines stretch
HousingWire notes that new-home inventory hit 9.6 months of supply in July, with 117,000 completed homes for sale and 256,000 under construction.
HousingWire reports that homebuilders are committing capital based on demand and pricing 2 to 3 years out, even as land, infrastructure, and entitlement costs rise.
The outlet says these longer timelines are making land acquisition decisions harder, because lots being monetized today often come with higher development, financing, impact-fee, and entitlement costs.
HousingWire also points to weaker conditions in the new-home market, citing July figures of 9.6 months of supply, including 117,000 completed homes sitting for sale and 256,000 under construction.
As a result, the outlet says Acres expanded its Homebuilder Market Intelligence product to surface transfers, platting, permits, and builder pipelines nationally, using 155 million parcel records across 1,000-plus metros and 3,000-plus counties.
