Newmark arranges $56.25M sale of Arlington office building

The 188,014-square-foot property at 4075 Wilson Boulevard was acquired by an institutional investor and features tenants including KnowBe4 and OpenText Public Sector.

Newmark arranged the sale of a 188,014-square-foot office building in Arlington’s Ballston submarket for $56.25 million, according to ConnectCRE. The property is located at 4075 Wilson Boulevard.

ConnectCRE said an institutional investor purchased the asset from FarmViewVentures LLC, Rithm Capital Corp., and GreenBarn Investment Group. Newmark Capital Markets Executive Managing Directors Jud Ryan and James P. Cassidy, along with Vice President Grant Marley, represented the seller.

The building’s tenant roster includes Nalej Corporation, KnowBe4, Systems Planning & Analysis, and OpenText Public Sector, among other government contractors, technology companies, and professional services firms, ConnectCRE reported. The property has benefited from more than $6 million in strategic capital improvements.
