Title search and exam remain largely manual despite closing automation
HousingWire says the industry keeps a human review step to preserve examiner accountability, even as other parts of real estate closings digitize.
Real estate closings have become more automated over the past decade, with tasks such as disclosures, remote notary work, and automated underwriting models clearing loan files in minutes, according to HousingWire.
Despite that progress, HousingWire reports that title search and exam still largely rely on examiners working through county records by hand, or on teams doing similar work overseas, and that a human review step is difficult to remove from most workflows.
The outlet says separating mechanical retrieval from judgment based examination could help speed up files while maintaining accountability for the examiners, framing search and exam as a central bottleneck that has not automated to the same extent as other parts of the closing process.
