Zillow executive warns MLS data limits could spur regulation
Errol Samuelson, Zillow’s chief industry development officer, said regulators are already scrutinizing private listing network partnerships.
Zillow executive Errol Samuelson warned that the MLS system relies on broad transparency and cooperation, and that restricting listings or metrics could backfire with regulators, HousingWire reports.
Speaking at the Council of MLS Open House conference, Samuelson framed MLS as a “tragedy of the commons” moment, arguing that private incentives could harm the wider industry if cooperation erodes.
He pointed to House Judiciary subcommittee attention on Compass International Holdings and Midwest Real Estate Data, as well as litigation in the sector, as signals that the industry could face government action.
Samuelson urged the use of practical AI guardrails and argued that stakeholders should align on cooperation to avoid a scenario where government regulation becomes the solution, according to HousingWire.
