Smaller commercial properties and retail leases make up large shares
According to ConnectCRE, properties with fewer than 50 multifamily units account for two-thirds of the segment, based on Census Bureau data.
ConnectCRE says commercial real estate coverage often focuses on high-profile assets like distressed office towers and mega deals, but the day-to-day market is shaped by many smaller locations and property types.
The outlet points to Census Bureau data analysis showing that properties with fewer than 50 multifamily units make up two-thirds of the multifamily market.
ConnectCRE also cites CoStar reporting that spaces under 5,000 square feet represent roughly 80% of retail leases, highlighting how smaller footprints dominate leasing activity.
It adds that smaller facilities have historically posted sub 5% vacancy, even as logistics parks tend to draw the most attention in industrial coverage.
