T7 Capital signs 5-year lease at 515 Madison Avenue in Midtown

The landlord also struck a 10-year lease with a health care training provider and a five-year expansion for Widowski Law Group, bringing total new space to nearly 9,000 square feet.

GFP Real Estate has signed three deals at its Midtown office tower at 515 Madison Avenue totaling nearly 9,000 square feet, the landlord said. The biggest transaction is a five-year lease for 3,956 square feet on the building’s 29th floor by investment management firm T7 Capital.

In a separate deal, Innovation Training Specialist, a health care-related training provider, agreed to a 10-year lease for 3,046 square feet on the fifth floor. Widowski Law Group also signed a five-year extension and relocation within the building, moving from the fifth floor to the 27th floor for 1,881 square feet.

GFP said the transactions reflect ongoing tenant demand for the property in a major business district, noting it has also completed a recent refinancing and cited strong leasing velocity. The asking rent for each deal was not disclosed, but Colliers data cited an average Plaza District asking rent of $95.71 per square foot during the second quarter of 2026.

Built in 1932, the 42-story DuMont Building is at 515 Madison Avenue and has included tenants such as alternative asset manager Whitebox and Manhattan Psychiatry Group. Benchmark Group represented the T7 Capital tenant in the transaction, while OfficeNYC.com represented Innovation Training Specialist, according to the report.
