Google expands Miami office lease at 1450 Brickell Ave to 45K SF
The Alphabet unit enlarged its lease from 10K SF to 45K SF at the 35-story 586K SF building, as Google also faces broader scrutiny amid proposed wealth taxes.
Bisnow reports that Alphabet, the parent company of Google, increased its office lease at 1450 Brickell Ave. in Miami from 10,000 square feet to 45,000 square feet, citing unnamed sources.
The expansion, handled by Blanca Commercial Real Estate, follows major Miami real estate purchases by Google cofounders Sergey Brin and Larry Page. Page spent more than $170 million in January on a home in Coconut Grove, and Brin bought a $50 million mansion on Miami Beach's Allison Island in February.
Both Page and Brin stepped down as executives in 2019 but continue to serve on the company's board and hold majority voting control. The article also links the move to a wider pattern of out of state companies and wealthy individuals increasing South Florida exposure.
Bisnow notes that the 35 story, 586,000 square foot tower includes about 10,000 square feet of retail on the ground floor, and that tenants include JLL's Miami office and JPMorgan Chase, which doubled its presence at the property in 2024.
