Builders shift land strategy to liquidity and deal timing amid slowdown

HousingWire reports that in 2026, homebuilders and land developers are shifting focus from the prior “land light” approach to “land right,” emphasizing when and how they control land, lot counts and delivery schedules without overextending their balance sheets. The outlet says the goal is to protect sales pace and gross margin while reducing speculative inventory, even as builders work to secure land for community openings that may not start until 2028 or 2029. In this framework, companies are looking for a pricing and pace baseline that supports more predictably stable margins. HousingWire points to the latest quarterly results from Forestar Group and Five Point Holdings as examples of how the shift is showing up upstream in residential land development. It notes Forestar operates a national finished-lot production platform across 65 markets in 24 states, while Five Point is focused on master-planned community land in California, alongside a Hearthstone platform for national land-banking and asset management. According to HousingWire, the combined results suggest builder land demand has slowed but not broken, with the adjustment appearing first in weakening absorption, transaction timing, takedown terms and capital exposure.
