Genius AI expands HQ footprint at 838 Broadway by 13,754 sq ft

The company now occupies 27,373 square feet across the building’s second and third floors, securing 100 percent occupancy for the six-story property.

Technology platform Genius AI, formerly known as GlossGenius, has expanded its headquarters at ZG Capital Partners’ 838 Broadway, adding 13,754 square feet, Commercial Observer reports.

After the expansion, Genius AI’s footprint at 838 Broadway will total 27,373 square feet, with the tenant taking the entire second and third floors and securing 100 percent occupancy for the six-story building between East 12th and East 13th streets, south of Union Square.

Commercial Observer reports that lease terms were not disclosed. The outlet notes that asking rent at the building was $110 per square foot as recently as November.

Commercial Observer also links the office move to Genius AI’s latest $44 million fundraising round, which valued the company at $1.15 billion. The article says Genius AI took 13,619 square feet on the second floor when it arrived at the renovated and repositioned building in 2024, and the headquarters also hosts the New York City office for Hilton Hotels & Resorts and AI firm Legora.
