60 Guilders, Sentry Realty buy 1441 Broadway for about $240M

The 550,000-square-foot Midtown office tower is about 90% occupied, and the buyers plan building improvements alongside leasing momentum.

60 Guilders and Sentry Realty have acquired 1441 Broadway, a 550,000-square-foot office tower in Midtown Manhattan, for approximately $240 million, Commercial Observer reported. The seller was the estate of L.H. Charney, and Newmark arranged the transaction.

The deal is the buyers group’s third acquisition in the nearby area, following purchases at 1375 Broadway in December 2024 and 1370 Broadway in January 2025. For 1441 Broadway, sources said Newmark arranged a roughly 70 percent loan-to-cost floating-rate acquisition loan from Fortress.

Located between West 40th and West 41st streets near Bryant Park and Times Square, the 33-story Art Deco building, also known as 10 Times Square, was erected in 1930. Its occupancy sits around 90% today with below-market leases, and the buyers plan improvements intended to enhance tenancy and cash flow over time, sources said.

Leasing activity has continued, with an 11-year, 50,000-square-foot lease signed in March by Juicy Couture’s distribution company, NYC Alliance. Commercial Observer also cited recent leases by Style Theory, the Pekoe Group, Mint Medical, and KDI, as tenants took space in the building over the past year.
