Harrison Street sells Clearwater at Riverpark independent living in Oxnard

The 136-unit Class A property, built in 2018, was reported sold for $55.7 million to healthcare REIT Ventas.

Harrison Street Asset Management has sold Clearwater at Riverpark, a 136-unit Class A independent living community in Oxnard, according to ConnectCRE. JLL Capital Markets arranged the transaction but did not disclose the sale price or identify the buyer in its release.

Published reports cited by ConnectCRE said healthcare REIT Ventas paid $55.7 million. The 153,297-square-foot community was built in 2018 within the master-planned Riverpark development and is operated by Clearwater Living.

Clearwater at Riverpark sits adjacent to The Collection at Riverpark retail and entertainment destination and is located near Oxnard State Beach. The property has been nationally recognized by U.S. News & World Report.

ConnectCRE said JLL represented the seller through its Sales and Advisory team, led by senior managing director Aaron Rosenzweig and senior director Dan Baker. Rosenzweig said the asset reflects continued demand for institutional-quality independent living properties, citing its modern construction, stabilized operations, and coastal location.
