Newmark beats Wall Street forecasts as capital markets revenues rise

The firm posted 39 cents in adjusted EPS for the quarter, while revenue climbed 17% year over year to a second-quarter record of $884 million.

Newmark reported second-quarter results that topped Wall Street expectations, helped primarily by gains in its capital markets investment business. The company said adjusted earnings per share came in at 39 cents for the quarter, exceeding the 38 cents forecast by analysts.

Newmark also delivered a revenue beat, with sales rising 17% from a year earlier to $884 million, a second-quarter record and above analysts’ estimate of $852.28 million. The firm attributed a 16% increase in capital markets revenues to a higher level of multifamily investment sales activity, particularly for senior housing and affordable housing assets.

Company executives said Newmark’s capital markets strength includes what it described as leadership in affordable housing investment sales, with a large portion of its portfolio backed by Section 8 and Low-Income Housing Tax Credits. CEO Barry Gosin also pointed to bipartisan support in Washington to address housing affordability and highlighted that Newmark’s earlier move into data centers helped build momentum for multifamily.

Newmark noted that investment sales gains were partially offset by lower debt origination placements, which the firm tied to a 135% increase it achieved in the 2025 second quarter. It added that total debt volumes are up 26.7% when combining the first and second quarters of 2026 versus the first half of 2025.
