SM Energy expands lease at Wells Fargo Center in Denver

The oil and gas company added about 50,000 SF, bringing its footprint to roughly 124,000 SF across five floors, according to CBRE.

SM Energy is expanding its lease at Denver’s Wells Fargo Center, adding approximately 50,000 square feet, bringing its total space to about 124,000 square feet across five floors at 1700 Lincoln St., also known as the “Cash Register Building,” according to CBRE.

This is SM Energy’s second expansion at the 52-story tower in 11 months. The company previously added 14,000 square feet last August after it acquired XCL Resources LLC for more than $2.5B, the outlet reported.

The latest move follows SM Energy’s all-stock merger with Denver oil producer Civitas Resources, which closed in late January. CBRE said the tower was identified as the preferred consolidation location for the combined footprint.

CBRE also pegged the Wells Fargo Center’s office occupancy at 67%. The building has faced financial pressure in recent years, including being placed in receivership in August 2023 after a $327M loan came due in December 2022 without being repaid, and it was reappraised in 2025 at $115M, 76% lower than its 2019 valuation, Bisnow reported.
