Defense sector expansion boosts demand for commercial defense space

Analysts cited by Bisnow link a shift to a permanent wartime acquisition posture to a multibillion-dollar contracting pipeline and growing need for facilities.

The U.S. defense sector is in its fastest expansion in decades, and the shift in military readiness is also sparking a defense real estate boom, according to Bisnow.

Bisnow reports the momentum intensified after the war with Iran, adding replenishment needs to an already strained defense supply chain and pushing contractors to expand footprints and break ground on new facilities.

A July analysis from the Center for Strategic and International Studies found the Department of Defense is moving toward permanently positioning its acquisition system for a wartime footing, a structural demand driver for defense-oriented space, with an emphasis on replacing weapons sent to Ukraine and spent in Iran while building a more resilient force.

Bisnow adds that about 10,000 new defense and aerospace companies entered the market in the last two years, while startups and nontraditional firms attracted $120B in 2025, as the Trump administration’s request of $1.5T for the next fiscal year and additional funding passed by the House support the broader ramp-up.
