Rock Architecture & Engineering signs 3,835 sq ft lease at 630 Ninth Ave
The firm’s lease expansion moves it from the sixth floor to the 10th, via a three-year amendment, while Neoteny Studios also took space at the building.
Rock Architecture & Engineering has signed a 3,835-square-foot lease deal to extend and expand its presence at GFP Real Estate’s 630 Ninth Avenue in Midtown Manhattan, Commercial Observer reported. The firm, which specializes in building restoration projects, will relocate from the sixth floor to the 10th floor of the 13-story office property.
GFP said the transaction is structured as a three-year lease amendment. The landlord did not disclose the asking rent, but Colliers data cited by the outlet put the average Midtown office asking rent at $84.99 per square foot in the second quarter of 2026.
Commercial Observer also noted that Rock Architecture & Engineering did not use a broker, while GFP’s Matthew Mandell represented the landlord in-house. In a statement, Mandell said the deals underscore the ongoing appeal of well-priced, efficient office space for both growing companies and existing tenants looking to expand.
Separately, the outlet reported that software and media company Neoteny Studios signed a two-year, 1,247-square-foot lease for a new headquarters at 630 Ninth Avenue, also without broker involvement. The building, known as the Film Center Building, sits between West 44th and West 45th streets, and includes tenants such as ATG Entertainment, Manhattan Community Advisory Board 4, and CRC Media.
