Sapien AI leases about 10,500 SF at 48 West 25th Street
The AI firm is relocating from 184 Fifth Avenue, and the asking rent is in the $80s per square foot range, according to the broker.
Sapien AI is moving into a new Midtown South office after signing a lease for approximately 10,500 square feet on the entire fifth floor of the Kaufman Organization’s newly acquired 48 West 25th Street, Commercial Observer reported, citing tenant broker Nomad Group.
The deal marks a relocation for Sapien AI from its previous offices a few blocks south at 184 Fifth Avenue, with both locations within a block of Madison Square Park.
Nomad said it did not immediately disclose the lease term, but noted that asking rent is in the $80s per square foot range. In a statement, Nomad’s Matthew DeRose said New York’s AI sector continues to expand and that Sapien fits that growth.
The Kaufman Organization President Steven Kaufman entered a contract to buy 48 West 25th Street along with 24-28 West 25th Street from Savanna for $125 million in June. Commercial Observer also noted that MediaCo Holding, parent company of radio stations HOT 97 and WBLS, took a 16-year lease for 25,000 square feet in 2023 in the building before the sale.
