DLF Q1FY27 pre-sales drop 94% as launches stall

DLF reported Q1FY27 collections of ₹2,406 crore and said FY28 is expected to be an inflection point as large projects begin contributing to the P&L.

DLF’s Q1FY27 pre-sales plunged 94% year-on-year to ₹657 crore as the company entered the quarter without project launches, LiveMint Markets reported. Collections also declined, falling to ₹2,406 crore.

The company said it is targeting ₹20,000 crore in pre-sales or bookings for FY27, broadly flat year-on-year, while focusing on improving cash flows and margins rather than pushing volume growth. LiveMint Markets added that DLF reported net cash of ₹15,200 crore.

Because limited inventory leaves less room to build visibility, DLF said launches need to gather pace to support pre-sales. It flagged that Q2 may be weak, with launches including DLF Hamilton Court and Arbour 2 in H2FY27 and the next phase of Privana planned for Q4.

On project progress, LiveMint Markets said The Dahlias has sold about 65% of inventory, with management attributing the slowdown to steep price appreciation since launch rather than demand weakness. DLF’s realization in the project exceeded ₹100,000 per sq. ft, and the company expects an experience centre to open after Diwali, while the Goa project’s launch depends on clarity around pending litigation.
