Dallas-Fort Worth CRE growth pushes firms to adapt to new realities

DFW grew nearly 40% since 2010, boosting demand for top-tier office space and drawing corporate relocations to its expanding suburbs.

Dallas-Fort Worth has emerged as one of the fastest-growing commercial real estate markets in the U.S., with the metro growing nearly 40% since 2010, according to Bisnow. The shift has helped turn the region into a financial hub and increased demand for top-tier office space, while also attracting corporate relocations that bring new employers to expanding suburbs, Bisnow reported. Industry leaders said investors and national retailers now ask about secondary areas, including Prosper, Celina, Melissa and parts of Fort Worth, that were not widely on investors' radars 15 years ago.

Bisnow also highlighted how leadership and decision-making are changing as more women take on expanded roles across architecture, engineering, construction, and other parts of the industry in DFW. LiNC Commercial Realty founder Najdi Rafaty said women are seeing more influence in investment decisions and project development, even as she argued representation in the industry's biggest decisions remains inadequate.

The market's evolution is also changing how companies manage deals, Bisnow reported. Kairoi Residential regional vice president of operations Olivia Loudis described using what she called “healthy friction” to handle challenges such as a property owner seeking to refinance after bad debt service when rates were expected to fall, but cash flow problems persisted because rates never dropped.
