Venture One buys 132K SF Chicago-area industrial portfolio fully occupied
The three-building portfolio, leased to five tenants, was acquired through Venture One’s VK Industrial VII fund for an undisclosed price.
Venture One Real Estate acquired a 132K SF, three-building industrial portfolio in the Chicago suburbs for an undisclosed price, according to Bisnow. The portfolio was 100% occupied at closing and includes two properties in East Dundee and one in Mokena.
The industrial assets consist of 160 Windsor Drive and 170 Prairie Lake Road in East Dundee, along with 9645 Willow Lane in Mokena. The buildings are leased to five tenants, with unit sizes ranging from 18K SF to 53K SF.
Venture made the acquisition through its VK Industrial VII fund. The deal forms part of a broader Chicago-area real estate activity roundup that also covered leasing, tax credit approvals, financing, construction work, and city approvals for separate projects.
Additional items in the same update included Dynamic Manufacturing signing a 150K SF lease in Forest Park, Greystone providing a $25.5M Fannie Mae loan for a Chicago multifamily acquisition, and the Chicago City Council approving a mixed-use development with 48 residential units and about 5K SF of retail at 2121 W. Grand Ave.
