CBRE arranges $67.4 million bridge loan for Forge North First in San Jose

The five-year, floating-rate, non-recourse financing supports modernization of an existing 205,800-square-foot campus and new advanced manufacturing buildings totaling about 239,000 square feet.

CBRE announced it arranged $67.4 million in financing for Forge North First, a mixed-phase industrial and R&D campus planned for San Jose’s Golden Triangle submarket, according to ConnectCRE.

ConnectCRE said CBRE’s Debt & Structured Finance team in San Francisco secured the five-year bridge loan using floating-rate, non-recourse terms from an institutional lender, on behalf of Four Corners Properties and a West Coast-based institutional investor.

ConnectCRE added that Four Corners and its institutional partner acquired the existing campus in January 2026 from BXP. The mixed-phase program includes modernization of the existing 205,800-square-foot, five-building campus and development of two advanced manufacturing buildings totaling approximately 239,000 square feet.

In the announcement, ConnectCRE said the financing was structured amid what CBRE described as surging occupier demand and limited supply in the area, positioning Four Corners to create value at Forge North First. The story also notes Four Corners, founded in 2005, has invested in 50 buildings totaling 7.2 million square feet.
