Red Oak executive says West Coast industrial lending stays steady

Red Oak Capital Holdings is more focused on outdoor storage requests, but says those deals require better clarity on long-term viability.

ConnectCRE highlighted Red Oak Capital Holdings regional manager David Christensen ahead of the in-person Connect Industrial West 2026 conference on Thursday, August 20, at the Hyatt Regency in Irvine, where he is set to discuss shifting capital flows, debt, and valuation trends in the West.

Christensen said industrial product demand has remained consistent, covering single and multi-tenant assets, light manufacturing, and flex space, while noting a notable increase in requests for outdoor storage that so far has been lukewarm for the lender as it seeks a deeper understanding of that business.

On whether policy efforts to encourage reshoring have increased demand from borrowers for manufacturing facilities, Christensen said Red Oak has not seen that trend, adding that much reshoring involves building new facilities, sometimes with foreign partners, rather than acquiring existing properties.

He also said competition for industrial lending has increased this year as more capital has entered the market compared with 2025, with industrial continuing to perform well and some lenders shifting allocation from multifamily toward industrial, even as Red Oak’s underwriting criteria remains largely consistent with market-by-market adjustments.
