Creation breaks ground on 700,000-sq-ft Avondale Tech Center campus
The three-building Class A industrial project spans 38 acres in Avondale, with completion targeted for Q3 2027 and 36-foot clear heights.
Creation, in partnership with a real estate fund advised by Crow Holdings Capital, has begun construction on the Avondale Tech Center, a three-building Class A industrial campus in Avondale. The development covers 38 acres and totals about 700,000 square feet. The individual buildings are sized from 212,184 to 254,264 square feet, and the campus includes 36-foot clear heights. The project will add tenant-focused outdoor amenities that are not typically found in industrial developments, including dedicated gathering areas for each building, a walking path encircling the campus, and shared pickleball courts. The campus is intended to support advanced manufacturing, research and development, and assembly operations, with target industries including pharmaceutical development, aerospace, semiconductor manufacturing, and defense contracting. LGE Design Build is listed as both architect and general contractor, and leasing is being led by Riley Gilbert along with JLL’s John Lydon and Kelly Royle. Completion is targeted for Q3 2027, according to ConnectCRE.
