AJ Capital secures $62.5M refinancing for Graduate by Hilton Nashville
The three-year loan, provided by Peachtree Group, includes two 12-month extension options, and the 205-room hotel opened in December 2019 across from Vanderbilt University.
AJ Capital Partners has secured a $62.5 million loan to refinance its Graduate by Hilton Nashville hotel property, Commercial Observer reports. The three-year financing from Peachtree Group includes two 12-month extension options, supporting AJ Capital’s efforts to grow its presence in Nashville’s hospitality market.
The 205-room hotel opened across from Vanderbilt University in December 2019. Commercial Observer adds that the hotel faced early disruption after its debut due to the COVID-19 pandemic, but has performed well in recent years.
CBRE negotiated the financing with a team led by Henry Fenmore, Tom Traynor and Tom Rugg, while Peachtree Group head of credit originations Jared Schlosser said performance has continued to improve. He pointed to a boost since Hilton took over operations of the Graduate brand in 2024, with AJ Capital retaining ownership.
Located at 101 20th Avenue North, the property includes amenities such as a rooftop pool and fitness center, as well as White Limozeen, a Dolly Parton-inspired rooftop restaurant and bar. Commercial Observer notes that its Midtown location is near demand drivers including Vanderbilt University Medical Center, Belmont University and Bridgestone Arena.
