Compass settlement adds “First Look” coming soon status to NWMLS in 2026
The new First Look phase starts Sept. 4, 2026, and lets homes be publicly marketed for up to 21 days without showing days on market or public price history.
Compass settled its April 2025 antitrust lawsuit with the Northwest Multiple Listing Service (NWMLS), reaching an agreement that adds a new “First Look” option beginning Sept. 4, 2026, HousingWire reports.
Under the First Look status, Compass said sellers and their listing brokers can publicly market properties without triggering days on market metrics or public price history, and without diverting buyer inquiries away from the listing broker.
HousingWire reports the settlement also updates portal broker attribution and photo watermark rules, with those changes scheduled to take effect by Oct. 15.
Compass said it intends the structure to help sellers generate early interest, gather feedback, and test pricing while avoiding public signals like visible price drops or extended days on market in listing feeds, and NWMLS said properties in First Look must be submitted to NWMLS and accessible to all 30,000+ member brokers and can remain in the status for 21 days.
