DivcoWest wins unanimous approval for 19-story lab project in Somerville

The planning approval revives DivcoWest's 120-132 Middlesex Ave proposal after a two-year extension in 2024 tied to slow leasing in the Somerville and Assembly Row area.

Bisnow reports that the Somerville Planning Board voted unanimously to approve DivcoWest’s site plan for a 19-story life sciences lab development at 120-132 Middlesex Ave near Assembly Row.

The approval effectively revives a project that had received a two-year extension in 2024 due to sluggish leasing, and DivcoWest decided not to seek another extension as it moves forward with the entitlements.

According to the Cambridge Somerville Independent, DivcoWest said it does not plan to break ground speculatively, but it believes having an approved project can help it compete to secure a major tenant that would kick-start construction.

The development would deliver 607K square feet of life sciences space and 555 below-grade parking spaces on roughly a 1-acre site, as the story notes that Greater Boston lab development has slowed since the market downturn that began in 2023.
