Justin Ishbia unveils plans for mixed-use The Railyards near new ballpark

The proposal is at an early stage, with Canal Edge starting transportation and environmental studies before the White Sox review the site’s viability.

Chicago White Sox minority owner Justin Ishbia has unveiled preliminary plans for a potential new South Loop stadium site, tied to a mixed-use redevelopment called The Railyards.

According to Bisnow, Canal Edge LLC, an Ishbia-owned company, released renderings for The Railyards on a 47-acre Amtrak rail yard across the Chicago River from The 78 megadevelopment. The project would include residential and commercial components plus a Northwestern Medicine healthcare facility, with a stadium planned to border the Chicago River.

The outlet reports the parcel would run from Roosevelt Road to 18th Street and that Ishbia said the effort is aimed at turning idle land into opportunities for care access, fans, and broader economic investment.

Bisnow adds that the stadium plan remains in its early stages, with Canal Edge beginning a transportation viability study and environmental evaluations. The White Sox said they will review the study results as they consider whether the site is a viable option, while the broader development would follow a multiyear planning and approval process.
