Orbital signs for full 6th floor at 40 W 25th Street in Manhattan
The AI real estate platform leased 11,185 square feet at 40 West 25th Street after relocating from its temporary office at 18 West 18th Street.
Orbital, an artificial intelligence platform that supports real estate attorneys, is relocating its Manhattan office to 40 West 25th Street, Commercial Observer reports. The company signed a lease for the entire sixth floor covering 11,185 square feet, moving from 18 West 18th Street, where it had served as a temporary office, according to tenant broker JLL.
CBRE data cited in the report puts average Midtown South office asking rent at $85.73 per square foot in the second quarter of 2026, though the lease terms for Orbital were not disclosed. JLL said the new space is intended to support Orbital’s next phase of growth and help it attract and retain talent.
In remarks carried by JLL, broker Valentin Stobetsky said Orbital wanted a space that could meet operational needs and deliver accessibility, energy, and amenities employees value. Orbital CEO and co-founder Will Pearce said New York is central to both the U.S. legal and real estate industries as the company continues building technology for the asset class.
Orbital was founded in 2018 and supports more than 250,000 property transactions each year, according to JLL. Other tenants in the 12-story building include vintage clothing retailer Hearts of Gold, which signed a 6,671-square-foot lease in 2023.
The Commercial Observer report also notes an update to a prior version: it previously listed AXA Insurance as involved in the building’s ownership, but the story was revised to reflect that AXA is no longer part of the ownership structure.
