Conduct AI leases 6,705 SF for first U.S. office at 140 Crosby
The London AI firm will take the entire third floor and plans to house more than 60 employees in its SoHo headquarters, according to the leasing details.
London-based enterprise software developer Conduct AI is setting up its first U.S. office in Manhattan’s SoHo, signing a lease for the entire third floor of 140 Crosby Street, Commercial Observer has learned. The company took 6,705 square feet at the six-story, 34,500-square-foot building at 140 Crosby Street, with the landlord listing broker JLL saying the asking rents in the building range from $150 to $165 per square foot. JLL did not disclose the lease length or rent terms. Commercial Observer reports that Conduct AI, founded in 2024, will accommodate more than 60 employees at the new SoHo office. The outlet also noted that the firm raised $60 million in its Series A round in June. The building was developed in 2019 by Madison and Vornado Realty Trust, and lease-up was described as slow after completion. Commercial Observer adds that the property was later listed for $100 million five years after completion before attracting Conduct AI and other retail tenants.
