Seven Equity Group buys 875 and 899 Howard for $65.5 million

Seven Equity Group has acquired 875 and 899 Howard, a two-building office property in downtown San Francisco totaling roughly 280,000 square feet, for $65.5 million, according to ConnectCRE.

ConnectCRE reports that Genesis Capital Group originated a $51 million acquisition loan for the deal, while Hudson Pacific Properties sold the properties.

The buildings, which debuted in 1920, include a retail-to-office conversion at 899 Howard. At closing, 875 Howard was 36% occupied and 899 Howard was fully vacant, with Transwestern serving as leasing manager.

ConnectCRE also notes the buildings previously traded in 2007 for $46 million, when Hudson Pacific Properties purchased them from The Reliant Group.
