Americas data center expansion faces power and regulatory constraints
Cushman & Wakefield projects 50.3 GW of operational capacity in the Americas, with 37.7 GW under construction in the first half of 2026, and a 285 GW planned pipeline.
The data center market across the Americas is expanding, but the pace of growth is increasingly tied to local conditions, including power allocation, transmission constraints, infrastructure funding obligations and regulatory environments, according to Cushman & Wakefield’s Americas Data Center Update.
ConnectCRE reported that the region has 50.3 gigawatts (GW) of operational capacity, while development activity hit records, with 37.7 GW under construction during the period covered in the first half of 2026.
Cushman & Wakefield said 91.7% of the capacity under construction is precommitted, and the overall planned development pipeline totals 285 GW, reflecting a broader and more selective growth environment than before.
The report also noted operators continue to pursue projects in Virginia, part of a wider effort to match new demand with constrained infrastructure and grid realities.
