Private and institutional investors differ on buying D.C. office deals

The split centers on private capital seeking cheaper properties, while institutional investors frame purchases as a conviction bet focused on office “haves” like trophy and mission-critical assets.

Bisnow reported that investors are taking different approaches to distressed deals in the Washington, D.C. area office market as the sector undergoes a post-pandemic reset.

According to Bisnow, Meridian Group Chief Investment Officer Gary Block said some families may buy “cheap real estate,” while institutional investors treat such opportunities as more of a conviction play.

Bisnow also said Block’s firm, which raises funds from institutional investors, is focused on the office “haves,” where landlords have leverage due to location and asset type and where tenants are more likely to stay, including trophy and mission-critical assets.
